What is a J-REIT?
A J-REIT is a real estate investment trust established in Japan. J-REITs are financial products that use funds raised from investors to buy a collection of real estate assets. In return, the rent income and capital gains are distributed to the J-REIT investors. The REIT structure originated in the United States. The first J-REIT listed publicly in Japan in September 2001 on the Tokyo Stock Exchange. J-REITs invest in a wide variety of real estate assets, from office buildings to residential buildings, retail facilities and hotels. The J-REIT that we manage, Japan Logistics Fund, Inc. (JLF), is Japan’s first REIT to own and operate mainly logistics facilities.
